Waikoloa Village

Waikoloa Village is a growing community in South Kohala, about six miles mauka (uphill) of Waikoloa Beach Resort down on the ocean coast. Not a town exactly, Waikoloa contains single family homes, condominiums and apartments, as well as an elementary-intermediate school, post office, fire station, several churches, and a Robert Trent Jones, Jr. golf course.

History

The Village began as workforce housing for the Waikoloa Beach Resort, although its history goes back much farther. Before European contact, Waikoloa was a very large district under the purview of various ali‘i until King Kamehameha I unified the islands into one kingdom. Kamehameha awarded Waikoloa to Isaac Davis, an English seaman who assisted him, Davis willed it to his son, who eventually sold it to Parker Ranch in the 19th Century.

In the 1960s, sixth generation and last Parker Ranch heir Richard Smart sold 25,500 acres of Waikoloa to Boise Cascade Properties Inc., for a master-planned community with recreation facilities and a variety of housing choices. By 1970, they had reached $4 million in home sales, the equestrian center and golf course were being finished, and Jackie Pung was hired as its first Head Professional.

 

Today’s Waikoloa includes a variety of housing options, with a wide range of prices and home, condo or townhouse style options. Most homeowners belong to the Waikoloa Village Association, and pay annual dues for common area maintenance, and amenities such as tennis, swimming pool, and discounted golf. Some communities are not included in the WVA, and some condominium communities have maintenance fees of their own. It can be somewhat confusing, but never fear!
